Quiet process. Loud results.
Two ways to begin, one road to sold. Every campaign is run on evidence, presented beautifully, and closed firmly.

A relaxed first conversation about your plans and the market, at your place or over coffee. No paperwork, no pressure, in whichever of my three languages suits your family best.
I research your title, school zone and comparable sales before I arrive. We walk the home together, then your written appraisal follows, free and without obligation. Your bottom line stays confidential.
We meet to talk through your goals, your timeline and your plans, and draft a plan for moving forward together.
Declutter, deep clean, touch ups and home staging, so your home shows at its very best from day one.
Professional photography, videography and a floor plan that capture the home beautifully.
Copywriting, the order of photos, DLE cards, brochure and signboard, all prepared and ready before launch.
Before the sign even goes up, I call my buyer database and the agents I work with across East Auckland to drive early traffic. Then open the curtains, turn on the lights and music, and welcome the buyers in.
The genuine buyers, qualified through the campaign, together in one room with one deadline. Real competition does the selling, and when the hammer falls your sale is unconditional.
Sold is not the finish line. I stay on top of the paperwork through to settlement day and keep supporting you after the keys change hands.
The honest answer: it depends on recent comparable sales, not on your CV and not on an online estimate. I prepare a free written appraisal using sales from the last 12 weeks in your immediate area, matched by construction, land size and school zone, and completed after I have actually walked your home, so the number reflects what your property really is, not a guess from the street.
My fee is a standard professional rate, and it reflects the full service behind it: a complete campaign, every buyer worked, and firm negotiation to the last dollar. I confirm the exact figure with you in writing at our first meeting, before you commit to anything, and SuperGold Card holders receive a discount. Reach out and I will take you through exactly what it covers.
My auction campaigns typically run about three weeks from launch to auction day. For comparison, REINZ currently puts Auckland’s median days to sell at 48. That gap is the point: a prepared home, launched with the right method, sells inside a defined campaign window instead of sitting on the market.
Auction, in my experience, and it's not close. An auction puts every buyer in the same room on the same day, bidding unconditionally against each other with a deadline, and competition in the open is what pushes a price past expectations. It also compresses the campaign to about three weeks instead of months of one on one haggling. Negotiation has its place as a fallback, but I run auction first campaigns because the transparency and urgency consistently deliver the stronger result for my vendors.
Ask before you spend a dollar. Some improvements return several times their cost, others return nothing. As a general rule, presentation beats renovation: decluttering, deep cleaning, touch up painting and staging usually out earn a new kitchen. At the appraisal I'll tell you honestly which spending your buyers will actually pay for.
Before I arrive I've researched your title, school zone and recent comparable sales, so I turn up informed. The visit itself is a walkthrough and a conversation: I look at the property properly and listen to your timeline and plans. Then I go and do the homework, weighing what I saw against the latest evidence, and deliver your written appraisal shortly after. No number is invented on your doorstep just to win a signature, and there's no pressure or obligation at any point. Plenty of owners get an appraisal a year out, just to plan. That's welcome here.
