The honest answer: it depends on recent comparable sales, not on your CV and not on an online estimate. I prepare a free written appraisal using sales from the last 12 weeks in your immediate area, matched by construction, land size and school zone, and completed after I have actually walked your home, so the number reflects what your property really is, not a guess from the street.

My auction campaigns typically run about three weeks from launch to auction day. For comparison, REINZ currently puts Auckland’s median days to sell at 48. That gap is the point: a prepared home, launched with the right method, sells inside a defined campaign window instead of sitting on the market.
Auction, in my experience, and it's not close. An auction puts every buyer in the same room on the same day, bidding unconditionally against each other with a deadline, and competition in the open is what pushes a price past expectations. It also compresses the campaign to about three weeks instead of months of one on one haggling. Negotiation has its place as a fallback, but I run auction first campaigns because the transparency and urgency consistently deliver the stronger result for my vendors.
Ask before you spend a dollar. Some improvements return several times their cost, others return nothing. As a general rule, presentation beats renovation: decluttering, deep cleaning, touch up painting and staging usually out earn a new kitchen. At the appraisal I'll tell you honestly which spending your buyers will actually pay for.
Before I arrive I've researched your title, school zone and recent comparable sales, so I turn up informed. The visit itself is a walkthrough and a conversation: I look at the property properly and listen to your timeline and plans. Then I go and do the homework, weighing what I saw against the latest evidence, and deliver your written appraisal shortly after.
